PAYMENT POLICIES:

STAYS FOR 2024:

  • For arrivals through May 31, 2024, payment is due in full.
  • For arrivals starting June 1, 2024, payment is due 50% upon booking and 50% May 1, 2024 (reservations made after May 1,2024, payment is due in full upon bookings

STAYS FOR 2025:

  • For arrivals through May 31, 2025, payment is due in full
  • For arrivals starting June 1, 2025, payment is due 50% upon booking and 50% May 1, 2025 (reservations made after May 1, 2025, payment is due in full upon booking)
    • Payments by Check, Money Order, Wire Transfer, Traveler’s Check, Master Card, VISA, Discover, or American Express are accepted
    • In addition to the rates described, there is a 5% Massachusetts State Tax and a 6.7% Local Rooms Tax

 

TRAVEL ADVISORS POLICIES

10% commission on overnight accommodations (pretax) all season excluding holidays and festival periods.  Group or wedding block bookings are non-commissionable.

Commissions will be processed automatically 30 days after your guest’s departure.

CANCELLATION POLICIES

Late cancellations have a significant impact on us due to our Island location and seasonal nature. Vacancies caused by early departures are considered to be cancellations and full payment of your reserved stay is expected. 

Reservations for stays arriving between June 25th and the Saturday of Labor Day weekend of your reservation year have the following administrative fees and policies:

  • Fully refundable if canceled by February 1, of your reservation year
  • For cancellations made by May 1, of your reservation year, there is a $300.00 administrative fee per reservation
  • Cancellations made thereafter of your reservation year are non-refundable for any reason unless (1) cancellations are received in writing by our reservations office and (2) if we are able to re-book your reservation over the entire duration of the canceled reservation and receive the same full payment as you paid for your accommodation and the resort is completely sold out for all the nights of your reserved stay, we will issue you a full refund less a 10% administrative fee.

Reservations for stays arriving between the Sunday of Labor Day weekend and June 24th of your reservation year (excluding certain periods listed below) have the following administrative fees and policies:

  • For cancellations made more than 60 days prior to your arrival date of your reservation year, there is a  $50.00 administrative fee
  • For cancellations made 30-60 days prior to your arrival date of your reservation year, there is a $150.00 administrative fee
  • Cancellations made within 30 days prior to your arrival date of your reservation year are non-refundable for any reason unless (1) cancellations are received in writing by our reservations office and (2) if we are able to re-book your reservation over the entire duration of the canceled reservation and receive the same full payment as you paid for your accommodation and the resort is completely sold out for all the nights of your reserved stay, we will issue you a full refund less a 10% administrative fee.

PLEASE NOTE: For the below specialty periods, the following cancellation policy applies 

  • Elin Hilderbrand, Daffodil, Winefest, Memorial Day Weekend, Jefferies Conference, Film Festival, Columbus Day Weekend, Thanksgiving (including the following weekend), and Nantucket Christmas Stroll.
  • Cancel more than 60 days prior to your arrival dates of your reservation year = $50.00 administrative fee.
  • Cancel within 60 days prior to your arrival date of your reservation year = Non-refundable unless (1) cancellations are received in writing by our reservations office and (2) if we are able to re-book your reservation over the entire duration of the cancelled reservation and receive the same full payment as you paid for your accommodation and the resort is completely sold out for all the nights of your reserved stay, we will issue you a full refund less a 10% administrative fee.

 

If the boats are operating to/from Hyannis, we expect guests to arrive as expected whether or not they planned to arrive by boat or plane. If all boat transportation to/from Hyannis has been canceled, including the traditional car and passenger ferries and the fast ferries, with no trips operated at all on a given day, then a credit toward a future stay – or refund – will be issued for that night’s lodging. Once transportation services resume, guests are expected to arrive for the balance of their reservation. Travel delays, air cancellations, missed connections, medical or any other travel issues will not merit any credits or refunds. As mentioned above, these potential unforeseen problems are best addressed with travel insurance. In the unlikely event of a hurricane or severe weather conditions, refunds will only be considered after the storm and only if two or more nights are unable to be occupied after the storm.
